Asbestos testing and surveys

Does that 1970s ceiling or floor hold asbestos? Only a lab can say. Samples come from the spots your project will open, and the report lists what tested positive, where it sits and how much there is. The state expects an inspection before work that could disturb asbestos. Owners who live in their single-family house may collect samples for their own remodel.

Popcorn ceiling removal

About one Redmond home in six went up in the 1970s. If yours has it, a chip goes to the lab before anyone scrapes. A positive result means sealing the room, soaking the texture and bagging it as it comes down, so you are left with a bare ceiling for repair, a skim coat or paint.

Floor tile and sheet vinyl

In a kitchen, bath or entry from the 1970s or earlier, vinyl tile and the black adhesive under it may contain asbestos. Tile lifted whole counts as nonfriable, meaning it does not crumble, and needs no agency notice. Grinding or sanding changes that. Each layer is sampled before the flooring crew starts.

Pre-demolition abatement

Redmond’s demolition checklist lists two asbestos items, a report from the removal company and a filing with the Puget Sound Clean Air Agency. We handle the survey, the filing and the removal, and demolition can begin after the 10-day wait. A structure over 200 square feet needs its own city demolition permit, so a detached garage counts too.

Rented homes, condos and apartment buildings

Renters outnumber owners in Redmond, and nearly half of its units are in buildings of five or more. The shortcuts for resident owners of a single-family house stop at the rental door. Surveys need an accredited inspector and removal needs certified workers. Call us for more details.

Asbestos testing and removal costs

More than 2 in every 10 Redmond homes were built before 1980, so asbestos still turns up in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in Redmond, Cottage Lake and Medina. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Asbestos testing and surveys

  • Testing a few materials, up to about 4 samples$300 – $600+
  • Asbestos survey before a remodel, one house$400 – $1,000+
  • Asbestos survey before tearing down a house$800 – $2,000+
  • Survey of a small commercial or apartment building$1,500 – $4,000+
What is included

We arrange the inspector and the lab. The report lists each positive material, its room and its amount, and a clean result clears that material only. Teardowns are surveyed from end to end.

Popcorn ceiling removal

  • One room ceiling, about 150 to 250 sq ft$1,800 – $4,500+
  • Several rooms or one floor, about 600 to 1,000 sq ft$5,500 – $14,000+
  • Whole house, about 1,500 to 2,000 sq ft of ceiling$10,000 – $25,000+
What is included

The room is emptied and sealed, the texture soaked and scraped into sealed bags, and the surfaces wiped. Anything past 48 sq ft calls for a notice to the clean air agency before work begins. Finishing is extra.

What is included

Tile is worked up whole and the black glue scraped away wet, with the room sealed. A crumbling vinyl backing needs a notice. Bagging, disposal and cleanup are in the range, and the new floor is not.

Our process

01

Test the materials

Every material the job will disturb gets sampled and analyzed. The report names the positives, their rooms and their amounts. People who might handle the material receive a summary, and the full report stays with the job.

02

Sort out the notices

Intact tile and other nonfriable material needs no notice at any size. Under 48 square feet of crumbly material a year, no notice is needed either. Bigger jobs need a filing with the Puget Sound Clean Air Agency before work starts, and L&I needs its own notice above 48 square feet or 10 linear feet. Any demolition with a roof over 120 square feet needs a notice.

03

Contain and remove

The area is walled off in plastic and posted with warning signs. Material is wet from the first cut and sealed away every day. Unless an owner does the work on a house they live in, certified asbestos workers and a certified supervisor do the job.

04

Dispose properly

Asbestos waste has its own destinations, and ordinary trash is not one of them. The agency authorizes two sites for King County waste, described in the last question below.

Redmond homes and asbestos

Redmond’s housing is on the newer side. The median home was built in 1993, and about one in four predates 1980. Only 1.8% date from before 1950. The 1970s account for 16% of homes and the 1960s for 7%, so those decades are where testing matters most.

Year built is a guide, nothing more. A lab result settles it.

For whole-building teardowns, the city’s demolition submittal packet lists an asbestos abatement report from the removal company and a notification to the Puget Sound Clean Air Agency. The city’s waste rules for demolition permits say applicants follow either the agency’s asbestos rules or L&I’s project notice.

Frequently asked questions

Can I remove asbestos myself in Redmond?

Single-family homes that the owner lives in are the only exception. Renters, landlords and condo owners must hire a certified contractor. Even owners must follow the wet-method, packaging and disposal rules, and the agency strongly encourages hiring a certified contractor.

Does a home built after 1980 need testing?

Year built is a guide, not a rule. Any renovation or demolition that could disturb asbestos needs a survey, whatever the age of the house. A lab result settles it.

What does Redmond ask for with a demolition?

The packet for whole-building demolitions lists the asbestos abatement report from the removal company and a notification filed with the Puget Sound Clean Air Agency. It adds that any structure over 200 square feet needs its own demolition permit. Ask the city for its current checklist before you apply.

What drives the cost of asbestos removal?

The size of the job, the kind of material and its condition, how awkward the space is, the protection it calls for, whether people are living there and the drive to the disposal site. Measured quantities from a survey are what make a quote reliable.

Where does asbestos waste from Redmond go?

Redmond loads can go to either of two authorized sites. Cedar Hills Landfill in Maple Valley books asbestos on Tuesdays and Fridays only. Republic Services in Seattle accepts loads from every city and county and wants a copy of the agency notice. Ask either about paperwork and fees first.
